
Preparing Your Home for Professional Photography
To ensure your home shines in photos, please take some time to get everything ready before the photographer arrives. Follow this checklist to help make your session smooth and successful:
General Cleaning & Decluttering
- Deep Clean All Rooms – Floors should be mopped and vacuumed, surfaces dusted, and spaces tidied up.
- Declutter All Spaces – Please put away daily items like keys, mail, electronics, toys, shoes, dishes, drying racks, clothing, and any small appliances.
- Depersonalize the Space – Personal photos, jewelry, and other personal effects should be tucked away and out of sight.
Bedrooms & Living Spaces
- Make the Beds – Beds should be neatly made with pillows fluffed and bed skirts properly arranged.
- Check Lighting – Turn on all lamps and light fixtures throughout the home. Replace any burned-out bulbs and avoid using bulbs with a blue tint, which can impact how the home appears in photos.
- Ceiling Fans – Please turn all ceiling fans off prior to the shoot.
- Open Window Coverings – Blinds and shutters should be fully opened to let in natural light.
- Note : Onsite photographer can decide to turn lights off or keep them on based the natural light amount in the space ! Our preference is using natural light and keep lights off !
Bathrooms
- Clear Countertops & Showers – All personal hygiene products, toothbrushes, shampoos, and similar items should be stored out of sight.
- Close Toilet Lids – All toilet seats and lids should be down in every bathroom.
Kitchen & Dining Areas
- Tidy the Kitchen – Clear countertops of dishes, appliances, dish racks, and clutter.
- Consider Adding Decorative Touches – If you’d like, fresh flowers or stylish table settings can add an inviting touch to dining tables.
Exterior & Curb Appeal
- Clear Driveway & Front Area – All vehicles should be removed from the driveway and away from the front of the home. Please also ensure the garage doors are closed.
- Hide Outdoor Clutter – Move trash cans, hoses, tools, bikes, toys, and any other visible items to a discreet location (such as the garage or side yard).
- Tidy the Yard – Mow the lawn, trim bushes, clear leaves, and remove any empty planters or yard debris.
Pets
- Secure Pets During the Shoot – Please keep pets in an area that won’t be photographed or outside for the duration of the session.
- Remove Pet Items – Beds, bowls, toys, and crates should all be tucked out of sight.
Special Notes for Vacant Homes
- Disable Any Alarms – If the home is vacant, please be sure all alarm systems are turned off before the scheduled time.
Important Reminders
- Photographers cannot move furniture or personal items due to liability restrictions.
- The home should be fully ready before the photographer arrives, as they won’t be able to wait while rooms are adjusted or items are moved around during the session.
- If the home is not prepared upon arrival, a trip fee may apply.
Cancellation & Reschedule Policy
- To avoid fees, any reschedules or cancellations must be made at least 24 hours in advance.
- For Monday appointments, changes must be submitted by Friday at noon.
- Cancellations made with less than 24 hours’ notice (or after Friday at noon for Monday shoots) will result in a 35% cancellation fee.
TERMS
By hiring our services, you confirm that you have reviewed our website, including our sample gallery and showcases, and you understand and accept the quality, style, and standard of our final work. You also acknowledge that the final photographs will reflect the current condition and presentation of your property at the time of the session.
Please note that enhanced editing, item removal, virtual room staging and virtual twilight creation could be possible upon request, but are not guaranteed and may depend on the complexity of the request. These services, if feasible, will incur additional fees.
An invoice will be issued prior to the delivery of your final photographs, and full payment must be received before the images are released.
